Hybrid working within this role enables up to a balance of 50 per cent of time split between onsite and home working over a 4-week period (at Managers discretion and work demand permitting). Hybrid working arrangements can evolve subject to business requirements. 

This role requires on-call working at a frequency of 1 week in 4 (can evolve subject to business requirements).

 

Overview of project/role
To manage the operation of the London Trams depot premises (facilities) and the outsourced 1FM Facilities Contract / Agreement including all 1FM sub-contractors. Ensure that facilities, plant and depot equipment are managed in such a way as to facilitate the safe and efficient running of the depot to support the business needs. Ensure that the depot management strategies are aligned with the overall business objectives and that contractual performance obligations are met through the fair, reasonable and consistent application of contractual terms – This will include managing, maintaining and updating of the depot asset register.
Work closely with staff at all levels in London Trams and its partner organisations and develop open and honest relationships with London Trams partners, suppliers and stakeholders to facilitate cooperation, teamwork and efficiency at all levels. Line Manager responsibility to the London Trams Plant Technician (direct report).
Required to be flexible in terms of working hours as some of the tasks will be undertaken out of office hours.

 

Key Accountabilities 
•    Managing the 1FM Facilities contractor and external plant & equipment maintainers to establish maintenance strategies and performance targets to ensure that the depot facility assets are made available in a safe and operable condition for service each day.
•    Ensuring that the Depot site (Main Depot, Tramlink House & surrounding site) is maintained, serviced and supplied to appropriate standards for the health, safety and welfare of staff.
•    Co-ordinate the day-to-day management of facilities maintenance and supply contracts ensuring that contractual obligations are met (key performance indicators) and services are delivered in line with cost, quality and time constraints.
•    Ensuring that arrangements are in place for the condition monitoring of the depot plant assets, ensuring identification of faults and adverse performance trends are captured to support changes to preventative and reactive maintenance strategies.
•    Work with the Fleet & Depot Manager to monitor London Trams depot facilities budgets ensuring that financial targets are within budget and that expenditure is properly forecast, authorised and recorded.
•    Ensure the maintenance of the depot buildings, plant and equipment is undertaken in a safe, economic and sustainable manner in accordance with statutory requirements, company policies and procedures. Ensure that all contractors undertaking maintenance activities on site are managed in accordance with the requirements of the London Trams Integrated Management System.
•    Responsible for the use where appropriate of SAP, Maximo and Concept Evolution to assist in the efficient management of depot plant equipment and facilities spares.
•    Manage the workflow and performance of the Plant Technician (Band 2) to meet the operational needs of the business.

Knowledge
•    Knowledge of The Railways and Other Guided Transport Systems Safety Regulations (ROGS) and their application to the tramway.
•    Knowledge of the principles of tramway / railway safety.
•    Knowledge of asset management principles and depot facilities maintenance.
•    Understanding of basic electrical and mechanical engineering principles.
•    Knowledge of relevant maintenance processes and systems in the railway environment.
•    Knowledge of Plant systems such as lifting equipment, vehicle washes, shutter doors, compressor equipment, electrical equipment and installation, pneumatic equipment.
Experience 
•    Experience in the line of maintenance management within a light rail depot and managing maintenance facilities.
•    Experience in asset management - electrical, mechanical, structural.
•    Experienced in managing small teams of staff.
•    Experience and knowledge of the requirements of London Trams policies and procedures.
•    Developed understanding in the use of SAP e-procurement, Maximo, Concept Evolution and Sharepoint / Document Manager.
•    Quality and Safety management/assurance experience gained in an engineering/maintenance environment.
