ABOUT YOU

  • Demonstrable  experience leading complex projects that manage the interface with commercial property and public realm in the public and private sector. You will have a strong market profile, ideally gained within a leading property company, developer, advisory group, real estate fund, Local Authority or Business Improvement District.
  • Knowledge of the key commercial dynamics of the property industry, including trends and standards, interpreting and advising on interactions with local authorities on all levels including on key statutory processes and policies that affect real estate and other business sectors.
  • Experience of matrix management of advisors and consultant involved in the delivery of projects in real estate and public realm.
  • Experience of leading negotiations with local authorities on planning and licensing matters. Experience of negotiations of s106 and s278 agreements in the public and private sector as they relate to investment in public realm, through various workstreams/projects including service planning, policy writing and highways legislation.
  • Entrepreneurial mindset with strong commercial acumen, vision and creativity enabling you to identify new opportunities and present innovative and robust financial business cases.
  • Track record of successfully delivering customer focused, best-in-class practices that are innovative and adaptive whilst suiting a complex transport environment.
  • Experience of delivering strategies, revenue targets, budgets and projects in commercial projects and the public realm.
  • Experience of managing high-performing teams with a focus on driving a culture of inclusiveness, customer focus and commerciality.
  • Energy, passion and the ability to motivate not only within the retail sector team but also colleagues across Places for London/ TfL.
  • Strong stakeholder management skills with the ability to build relationships with internal and external stakeholders. Ensure buy-in, negotiate, and resolve conflicts. Will have successfully delivered on community engagement projects.
  • Experience working with local authorities, BIDS and external stakeholders to deliver complex projects from inception through to planning permission and final delivery.
  • An awareness and understanding of relevant ESG requirements, risk and opportunities.

 

ABOUT THE ROLE 

This role is ideal for a commercial property specialist with a passion for UK real estate and a desire to be part of our fast paced, dynamic and friendly team as a Senior Commercial Asset Manager looking after the wider public realm and placemaking within the team.

 

Based in London, this is an important role in our integrated multi-disciplined team which provides high quality asset management and transaction delivery across the retail led portfolio.

KEY RESPONSIBILITIES

 

To optimise, enhance and grow the retail portfolio by creating sustainable, long-term income and enhanced capital value across a number of portfolio projects with a focus on public realm / stakeholder management whilst implementing ESG and sustainability strategies.

 

Work with the Head of Retail and the wider team to manage, motivate, energise and develop a high-performance team with responsibility for the day-to-day line management of asset manager/s and the wider team.

 

Placemaking and Public realm within the Retail Asset Management led portfolio

  • Produce asset management business plans, including funding requirements, to meet the company’s objectives and add value to the retail portfolio. Undertake effective and timely implementation of the business plans. Produce and provide regular timely detailed reports for the purposes of measuring progress against business plans.
  • Lead complex projects that manage the interface for Places for London improving the public realm and placemaking offer including interpreting and advising on interactions with local authorities on all levels including on key statutory processes and policies.
  • Engage with and manage effectively internal teams, the operational business and appropriate third-party consultants and advisors required for the implementation of the business plans.
  • Procure, manage external agencies if required. Matrix management of advisors and consultants involved in the delivery of projects across the public realm and placemaking.
  • Lead negotiations with local authorities on planning and licensing matters, and s106 and s278 agreements as they relate to investment in public realm, through various workstreams/projects including and not limited to service planning, policy writing and highways legislation.
  • Aligned with the Investment Strategy, act as internal client to Property Development function identifying, strategising and progressing opportunities to maximise long term value through commercial development.
  • Aligned with the Investment Strategy, identification and assist in the delivery, refurbishment, repurposing and/or change of use projects. Deliver capital projects within the business plans working with the project and design teams providing oversight on design and specification, recommending the project and of required, subsequent oversight of the works and cost management.
  • To ensure the business’s ESG and Sustainability objectives are included within the business plans and costed strategies are implemented with the impact recorded and reported.

 

 

SKILLS, KNOWLEDGE & EXPERIENCE 

Technical Skills: 

  • Competent business user of MS Office software including Word, Excel, PowerPoint, SharePoint
  • Ability to work in a fast-paced team environment.
  • Ability to learn and apply concepts quickly.
  • Strong verbal and written communication skills.

 

 

Experience: 

  • Previous experience gained within either a client-side role and/or a consultancy role preferably with transport/highway and local authority experience.
  • 10 years minimum experience of property and business space property transactions, asset management, leasing or valuation, preferably in the Greater London market
  • Strong market profile within the property industry (preferably London market)

 

Education:

  • A Level education or equivalent
  • Degree education or equivalent experience in a related discipline

 

SPECIAL REQUIREMENTS (e.g. travel, unsocial hours)

  • Normal Hours of work for this role are 5 days a week 9.00 am – 5:00 pm based in the company’s London office.
  • Hybrid working up to 50:50 is possible subject to agreement with the Head of Retail and in line with Places for London policy.
  • Must be flexible and able to work extended hours as likely necessary on occasion.
  • Will be required to travel throughout London.
